Purchase

Our fees on residential single-family purchases are currently $1,600 ($1,824 for only new build condominiums that require both occupancy and final closings) plus HST and disbursements.

Disbursements are funds that lawyers are required to pay out to others for the completion of your file. While disbursements will vary from one transaction to the next, they are fees that will be required regardless of the choice of lawyer. These fees are usually in or around $700-900 inclusive of HST and include the following costs:

  • registration of your transfer and mortgage, if required;
  • sheriff’s certificates for all persons involved in the transfer of ownership;
  • a title search;
  • a property tax certificate;
  • courier fees;
  • certified cheques; and
  • document preparation and file management software.

This disbursement quote does not include the Title Insurance Policy fee. That fee is based on the purchase price of the property and the secured amount for your mortgage, we find that as the purchase price and mortgage security have increased this has varied the cost of the policy. Please contact my office for a quote on the title insurance policy fee.

You should also be aware that all residential purchases in Ontario are subject to Land Transfer Tax. Land Transfer Tax is calculated in accordance with the purchase price. There is a land transfer tax calculator found at https://www.oreb.ca/tools/land-transfer-tax-calculator/ should they wish to review. If you are a first time homebuyer you may qualify for the land transfer tax rebate of up to $4,000.

Sale

Our fees on residential single-family sales are currently $1,525 plus HST and disbursements. Disbursements are funds that lawyers are required to pay out to others for the completion of your file. While disbursements will vary from one transaction to the next, they are fees that will be required regardless of the choice of lawyer. The disbursements on a sale are usually in or around $250-300 inclusive of HST and can include:

  • transaction levy charged from our practice insurance company;
  • sub-search of title;
  • courier fees;
  • certified cheques; and
  • sheriff’s certificates for all persons involved in the transfer of ownership.

Mortgage

Please be advised that our real estate fees on new mortgage or HELOC loan registrations is currently $1,300 plus HST and disbursements. Disbursements are funds that we are required to pay out to others for the completion of your file. While disbursements will vary from one transaction to the next, they are fees that will be required regardless of your choice of lawyer. The disbursements are usually in and around $400-500, and include the following costs:

  • registration of the new mortgage or HELOC;
  • sub-search of title;
  • courier fees;
  • certified cheques;
  • a property tax certificate, only if you can’t provide one; and
  • document preparation and file management software.

Please note this disbursement quote does not include the Title Insurance Policy fee. That fee is based on the secured amount for your mortgage and the property type, we find that as the purchase price and mortgage security have increased this has varied the cost of the policy. Please contact my office for a quote on the title insurance policy fee.

Title Transfer Only

Please be advised that our real estate fees on a title transfer is $800 plus HST and disbursements. While disbursements will vary from one transaction to the next, they are fees that will be required regardless of your choice of lawyer. These fees are usually in or around $150-200 and include the following costs:

  • registration of your transfer;
  • sub-search of title;
  • sheriff’s certificates for all persons involved; and
  • courier fees.
